Any building surveyors on here?
Selling a commercial property, the interested party is shelling out £900 for a bloke from Christie's to come and do the survey. Next week. I know the building is in decent (ish) nick but it's 100 years old. What can I do to help it pass?

Will he give a shit that my bathroom door is currently off it's hinges, for instance? It won't go back on (before the survey) due to me waiting on a bit of timber.

I've obviously covered the odd damp patch but he will be lifting lino and looking under carpets? If so I need to, erm, move things.

Wouldn't ordinarily care - have had several surveys done when selling different homes - but this is the first commercial one so unsure of protocol. Obviously this is the place to ask.

Have you tried balancing your rads? (turn flow down to rads nearest boiler, which pusher water to rads furthest away)

Yes mate, largely. There are about 50-60 rads here. All seemingly now work - other than one bastard, in the hallway, right by the front door. I'm guessing it's at the end of the 'line' and the hot water has copped the hump trying to travel that far.

I'm not a plumber, mind.

Dump - you asked on here about 5 years ago for help in sorting out your heating - radiators in part of the house didn't work. I assume that the new boiler's sorted that all out!

Ok, dump.

Make sure you have electrical (EIT) report in date and to hand as well as your gas safe certificate. Make copies and give them to him/her.

You will probably have a fire risk strategy document and possibly a L8 risk assessment - give them copies of these too.

All maintenance records should be available, for instance, if you have showers you need to produce evidence that they have been regularly de-scaled and samples taken from LTHW for analysis of legionella, TVC etc. Fire alarm needs weekly testing and an evacuation procedure should be carried out twice per year and documented.

As far as leaks, structure etc are concerned there is nothing you can do about that, if you feel the survey is trying to push the price down, get your own survey carried out independently.

Don't worry, surveyors normally miss most things as they are on a price and in a bit of a rush.

In terms of the door it would depend on how well I got on with you to be honest.
